Confirm permitted use
With the authority, not the landlord.
Right size, right price, right location, wrong zoning for what you do.
Industrial tenants get caught by permitted use more often than by rent. A unit can match every physical requirement and still not allow the process a business runs, and the discovery usually comes after a lease is signed and equipment is on order.
A landlord can describe what they understand the zoning to permit, and that is worth something — but it is not a warranty, and a tenant who relies on it rather than asking the authority has accepted a risk that lands entirely on their own business. Confirming in writing takes a week.
The commercial terms deserve the same scrutiny. Rent per square foot is the number everyone compares and the one that understates the cost, because common area charges, recoverable taxes and insurance can add a third again. Itemising those before signature is what makes two quotes genuinely comparable.
With the authority, not the landlord.
Base rent is not the cost.
Commercial leases are negotiated.
